The Process

Seven phases. One finished home.

Every project follows a careful sequence — from rough framing through Tarion warranty work — so nothing is missed and nothing has to be redone.

  1. 01

    Pre-board

    Framing repairs, bowed studs, baseplates, backing, RSO checks, and prep for framing inspection.

  2. 02

    First Paint Prep

    Walls, bulkheads, ceilings squared and seamed. Concrete patching, fire/fume proofing, squeak fixes, deficiency tagging.

  3. 03

    First Handy Check

    Caulking everywhere it's needed, drywall patches, door & window jamb repairs, attic & exhaust verification.

  4. 04

    Second Handy Check

    Re-walk every room. Final caulk on baseboards, archways, sills, mitres. Touch-up stain. Silicone tubs, showers, sinks.

  5. 05

    Second Paint Prep

    Tile and floor repairs, final caulking, exterior + interior cleanliness check, ready for the painter's last coat.

  6. 06

    QA / PDI

    Walk the home with the QA representative. Complete and check off every outstanding item — photographed and documented.

  7. 07

    Post-Occupancy

    30-day, 1st, and 2nd year warranty items. Tarion deficiency resolution. Daily homeowner communication and trade coordination.
